As a general rule, An initial Seismic Assessment (ISA) is more forgiving than a Detailed Seismic Assessment (DSA).
An ISA will often be more optimistic, in part, because it is based on more limited information. That’s good to know.
If an ISA (or DSA) result is not acceptable - it looks like a lemon - moving to another assessment may not help you achieve your goal. Unless your goal is to waste your time and money. It’s time for a closer look at the cause rather than another report on the result. Seems obvious right?
That’s from the existing lemon DSA. Your money saved right there. The point is your existing DSA report, even with a lower than required NBS score, is useful. Our job is to sort through the DSA to find those useful parts. Don’t - FGS - start another DSA.
From here we create a concept design for the repairs required. Note: You don’t have another report here. Less hand wringing – more progress. You saved money and time. You’re welcome!
Next step: We can estimate the cost to remediate the building to an acceptable standard. Progress!!
Actionable intelligence informing decision making. Remediate? Demo-Rebuild? Dispose of the asset? You have removed imagined barriers in the process.
What you have avoided is an endless loop of seismic assessment reports. Each report challenging the base data which returns you to square1 on the great snakes and ladders board of seismic assessment. GridlineNZ is only looking for ladders.
Buying or selling - this process provides a benchmark for discussions to progress.
Alternatively, if you are looking to acquire, or retain tenants, then you will have a solid step to move forward with the project.
Use the report you have commissioned for the power of good. However disappointed you might be in its result. Always maximising the silver linings.
[whistle here] Always look on the bright side of life, Dum, deee, dum. Dum dee dum dee dum.
